We work with you to achieve the best rental price for your home as well as advising on refurbishments to showcase your property to its fullest potential before offering to the lettings market. Letting property need not be difficult and we are here to make sure the experience goes as smoothly as possible by giving you all the help you need under one roof.

 

Letting Options

We are happy to offer our landlords a choice of fully managed, tenant find or rent collection service. Legislation

To provide you with any guidance regarding your obligations as a Landlord and to help you comply with all current legislations. Gas Safety Inspection Certificates, Electrical Testing, Energy Performance Certificates as well as Inventories can all be arranged by us to make the whole process easier for you. In addition, we also offer Legionnaire checks and installation of Smoke Alarms and Carbon Monoxide detectors as per The Smoke and Carbon Monoxide Alarm (England) Regulations 2015.

 

Deposit Protection

From 06th April 2007, Landlords & Agents are required by law to protect any Damage Deposit received in an approved Tenancy Deposit Scheme. As part of our Fully Managed service we protect deposits with the Deposit Protection Service (DPS) https://www.depositprotection.com/ unless a Landlord has their own account with an approved scheme which we will require evidence of. Tenant Find only landlords will be required to safeguard their tenants deposit within an approved scheme.

 

Rent Guarantee

As well as the above services we can also offer RENT GUARANTEE PROTECTION for our Landlords under our Fully Managed service which is peace of mind should your tenant fail to make the rental payments on your property. The cover also incorporates the legal groundwork of gaining possession of your property.

 

Overseas Landlords

Many new Landlords do not fully understand the implications of not informing Inland Revenue that they are going to be relocating abroad whilst renting their home out. We can advise on tax issues relating to you moving outside the UK and guide you to the appropriate website for completion of the correct form to receive exemption from paying tax on your rental income.

 

Referencing

To assess any potential applicants suitability by conducting reference checks and to obtain rent in advance or a guarantor if and when required. All potential applicants undergo comprehensive referencing through Van Mildert, a third party referencing company. Reference checks include credit history, employment references and current/previous landlord recommendations. Where a Guarantor is required they will also undergo comprehensive referencing and Self Employed applicants may be required to provide accountant details. From 01st February 2016 referencing will also include confirming that tenants have the correct immigration status to be able to rent a property in the UK in accordance with the Immigration Act 2014.

 

Fees to Landlord

Please find detailed below information relating to our services and fees involved for both our Managed and Tenant Find options.

FULLY MANAGED : 60% (inc VAT) set up fee and 10.00% (inc. VAT) monthly Management Fee
INCLUDES:

  • Free valuation of property                                                                                         
  • Agree the market rent and find a tenant in accordance with landlord guidelines    
  • Provide guidance on compliance with statutory provisions and consents                
  • Market the property and advertise on relevant portals including Barrie Wardrobe & Co website and Rightmove.co.uk 
  • Carry out accompanied viewings (as appropriate)                                                   
  • Reference suitable applicants for affordability                                                        
  • Collect initial month’s rent and damage deposit                                                      
  • Provide initial tenancy agreements and future payment method via standing order mandate                              
  • Deduct any pre-tenancy invoices                                                                              
  • Advise all relevant utility providers of changes
  • Provide tenants with necessary documentation prior to move in (EPC, CP12, DPS Prescribed Information & Right to Rent Guide)
  • Check in and check out each tenancy
  • Register damage deposit with the DPS
  • Undertake regular inspections at the property during tenancy
  • Arrange routine repairs and instruct approved contractors
  • Pursue non-payment of rent and provide advice on rent arrears actions
  • Hold keys throughout the tenancy
