If you wish to make an application for tenancy for one of our properties, you will be required to pay an administration fee which is £200 plus vat. 

The administration fee is required as a holding deposit in order to secure the property, whilst the references are obtained. The administration fee can be paid as cash or personal cheque supported by a bank guarantee card, made payable to Barrie Wardrobe & Co.  The administration fee is non refundable.  However should the tenancy not go ahead due to the property being withdrawn (which is very unlikely) this fee would be refunded.

When the tenancy agreement is signed, you will be required to pay the first months rent in advance and a deposit bond which is the equivalent of one months rent.   These monies must be paid by bankers draft payable to Barrie Wardrobe & Co or cash. Deposit bonds are transferred into a custodial deposit scheme.

We will undertake referencing on all applicants wishing to reside in the property.  On some occasions where personal circumstances dictate, it may be necessary for a guarantor to be referenced to safeguard the tenancy.  We will request that additional relevant forms are completed.  We work strictly in line with the Data Protection Act and all information will be treated in the strictest confidence.

The application process can take approximately 7 to 10 days.  Unfortunately we cannot guarantee an exact move in date on accepting an application, however we will endeavour to accommodate a preferred date wherever possible and confirm as soon as possible. 

The tenancy would normally be for an initial period of 6 months, it is an Assured Shorthold Tenancy.  Please ask for sight of a copy for perusal before signing if you wish.  Longer term lets can be requested and are subject to approval by the Landlord.

Barrie Wardrobe & Co may, or may not be the managing agents for the Tenancy.  Please enquire.

Some landlords will not accept tenants who are in receipt of benefit, or with pets, smokers or children please check before applying.
