When you start looking in to moving home there may be a number of things that you are considering. Such as how much you can afford (including your bills), the size of property you require, the location for schools, transport, work or family and if you have pets which properties will be suitable for them. At Barrie Wardrobe & Co, it is our goal to match you to your ideal home. We have a wide range of properties available and we are on hand to provide you with answers to your questions in order to help you find your “home sweet home”.

 

Making Your Home a Reality

You will likely have shortlisted a few potential properties and, once you have viewed them, selected your favourite to move in to! Once you have made the decision to proceed with the tenancy, we will be on hand to guide you through the process. This will include processing your administration fee (non-refundable), conducting your referencing and preparing your move in paperwork and monies. If you have selected a property that is Managed by us then you will have the added benefit of us notifying the utility suppliers and providing you with a tenant information pack. We will only be a phone call away if something does go wrong and we have reliable and experienced contractors who will be able to carry out agreed repairs in a suitable time frame.

 

Reference Checks

To assess any potential applicants suitability by conducting reference checks and to obtain rent in advance or a guarantor if and when required. All potential applicants undergo comprehensive referencing through Van Mildert, a third party referencing company. Reference checks include credit history, employment references and current/previous landlord recommendations. Where a Guarantor is required they will also undergo comprehensive referencing and Self Employed applicants may be required to provide accountant details. From 01st February 2016 referencing will also include confirming that tenants have the correct immigration status to be able to rent a property in the UK in accordance with the Immigration Act 2014.

 

Your Damage Deposit

From 06th April 2007, Landlords & Agents are required by law to protect any Damage Deposit received in an approved Tenancy Deposit Scheme. If your property is Managed by us then we protect deposits with the Deposit Protection Service (DPS) https://www.depositprotection.com/ unless a Landlord has their own account with an approved scheme which we will require evidence of. For Tenant Find properties your landlord will be responsible for registering your damage deposit and will provide you with the details upon move in.

 

Tenant Fees

When renting a property through Barrie Wardrobe & Co you will be required to pay the following prior to your move in date. All funds must be cleared prior to contracts being exchanged and keys handed over.

 

Damage Deposit: equal to one month’s rent

To cover the risk of property damage, this will be protected in a Government authorised scheme for the duration of your tenancy and will be returned at the end of the tenancy once all of the conditions of the tenancy are fulfilled. Please note that the damage deposit cannot be used in lieu of rent where damage deductions need to made and a higher deposit may be requested for applicants who have pets.

 

First Month’s Rent: at agreed rent

To be paid alongside the damage deposit prior to your move in. Monies must be in cleared funds either by cash or bank transfer before contracts can be exchanged and keys released.
